The most characteristic space is the configuration of the land that slopes down from north to south (with an average gradient of 9%). This gives the sector a richness of landscape, since it is in itself a visual frame pointing out towards the sea, taking the Red Mountain as its point of reference, a protected nature reserve offering incomparable beauty and exceptional ecological value.
This is a proposal that frees up space and promotes activities in interesting public environments with commercial support and facilities that promote dynamism and resolve the lack of leisure and entertainment options.
The layout is structured into three areas: the first lies to the south and offers a number of different uses: facilities, a large public square, an open-air shopping area, cultural facilities and residential buildings; the intermediate area, which is largely residential in nature, with healthcare and sporting facilities; and finally, the area to the north, with a low level of development comprising mostly houses, completed with a strip used for teaching purposes, leaving the rest as a city park. The backbone to these three areas is provided by a natural open space that crosses through the whole sector longitudinally and allows a direct visual relationship to be established between all the different parts.
